Council OKs revised plan for senior apartments

If developers pursue project, Council will have to approve a site plan

Tallmadge -- The developers of a proposed senior apartment building on Colony Park Drive are moving forward now that City Council voted Jan. 24 to approve their revised schematic plan.

Columbus-area LW Construction Services is proposing to build "Tallmadge Senior Village," a multi-story building with 40 rental apartments for seniors at 580 Colony Park Drive, instead of a previous developer's plan to construct five, eight-unit apartment buildings on the site.

Council approved the original developer's site plan in 2000. Only one of the buildings was constructed, which is at 550 Colony Park Drive.

The project is dependent on whether the developers receive federal senior tax credits, which are expected to be awarded this spring. If the credits are received and the developers continue to pursue the project, the developers will come before the Planning Commission and Council again for approval of a more detailed site plan.

If the site plan is approved, construction would begin late this year or early 2014.

The facility will target seniors 55 years of age and older. The average rent for the 905-square-foot, two-bedroom, one-bathroom units is expected to be between $550 to $600.
